The biggest difference is whether its monthly room fee includes a meal plan or not. Homestay means literally “staying” in a host family’s “home”, sharing with them, their language, culture, space and meals. Guests must discuss with their host families if they can cook freely the kitchen. On the other hand, guests staying in Residence (Share House) have access to a kitchen to cook their own food since a meal plan is not included in the monthly fee.
BYSPIC provides services to both host families and guests; Host families can post their homestay and promote themselves with pictures and detailed information, and guests can find accommodations matching their needs. BYSPIC also provides hosts and guests with an Accommodation Management System such as a payment platform service, guest/host selection, recommendation, support, advice, administration and complaint services.

You are more than welcome to join BYSPIC without any additional costs. However, 10 % of Service Fee is going to be charged to both guests and hosts.

BYSPIC keeps hosts’ / guests’ confidential information safe. We do not publicize documents required to verify host families or guests, and we discard all provided information when a host/guest terminates BYSPIC services.

If you are requested to pay outside of the website, please report the request to us by sending an email to INFO@BYSPIC.COM BYSPIC is not responsible for any transactions that occur outside of our website.
If you meet all the qualifications above, you can register on the website by clicking ‘Become a Host’. When you input your username and email address, you are going to receive a temporary password email sent by BYSPIC. Please open the email, click the link in it, reset your password, and upload a copy of your ID, police clearance and void cheque/direct deposit form on Verification page.
As soon as you are verified, BYSPIC will contact you and set an interview schedule to make a contract. We will give you basic instructions on how to use the website to promote and manage your homestay.
Please accept booking requests within 48 hours. If not, the booking requests will be cancelled automatically and you will lose chances to accommodate guests. When you have a booking request, you will receive an email notice. Try not to miss the notification!
You can cancel bookings, however, BYSPIC Service charge is non-refundable. If you cancel the booking less than 2 weeks before the guest arrival date,
  1. If it is your first cancellation, you will have 7 days of suspension time and a $100.00 penalty.
  2. If it is your second cancellation, you will have 14 days of suspension time and a $100.00 penalty.
  3. If it is your third cancellation, you will have an unlimited temporary suspension time.
If your guest cancels their booking, you will receive a proper compensation amount for the cancellation as per our policy.
  1. If a guest cancels their booking 7 to 13 days before the arrival date, you will receive 30 % of the room fee as compensation.
  2. If a guest cancels their booking 7 to 13 days before the arrival date, you will receive 30 % of the room fee as compensation.
The service fee (10 % of your total room fee) always has HST. However, the room fee is different. If your guest stays 30 days or more, the tax will be exempted. On the other hand, if the period of guest’s stay is less than 30 days, the guest must pay tax (13%) if the room fee per night is more than $20.
When you confirm a guest’s booking, you will be able to check the their details if you click the their name on the “reservation”. You will be able to know the guest’s basic information such as their nationality, gender, year of birth, visa and occupation. If you need more details,, you can send a message to your guests via messenger.
The guest room should have a personal bed, desk, closet, window and door. You should also provide a house key (but not necessarily room key), toilet paper, and WI-FI Guests would appreciate if you allow them to access and use your kitchen (if you are comfortable with it and there are no safety concerns), living room and television. You are not required to provide them with personal hygiene supplies such as shampoo or towels.
If there is a problem between you and your guest, BYSPIC recommends first communicating the problem to the guest and trying to resolve the issue between you and them. If you and the guest cannot reach a resolution, please contact BYSPIC to discuss what next steps can be taken. We are happy to help you.
The payment will be processed within 5-7 business days after a guest’s check-in since there is a waiting period. BYSPIC would like to first make sure that there are no issues between the host and the guest before processing the payment.
No, BYSPIC is only responsible for a guest’s first term. Before the first term is over, your guest will decide whether they will make a new reservation and pay directly to you or use the BYSPIC website to make a new reservation and settle the payment. If the guest decides to pay directly to you, please remember to mark the extended reservation period in the booking calendar.
Unfortunately, you cannot visit a homestay place before completing a booking due to our confidentiality policy for host families. However, necessary information about each homestay place, such as photos, descriptions, facility features and maps, is provided to help you make an informed decision. If you need more information, please kindly let BYSPIC know!
Please mention any dietary requirements when messaging a host family about booking homestay.

Please discuss this with your host family. The host family decides whether or not to allow it, and if there will be any penalties based on their booking policy. You must inform the host family at least 2 weeks before your desired check-out date.
You have two options. The first option is that you to check availability with your host and pay directly to them. The other option is that you can use BYSPIC’s website to book and pay for the extension.
If there is a problem between you and your host family, BYSPIC recommends first communicating the problem to the host family and trying to resolve the issue between you and them. However, there will be a penalty if you cancel your booking less than 30 days before your check-in date. 1) When you cancel your reservation more than 30 days before your check-in date, you will get 100% refund with no penalty. 2) If you cancel your reservation between 14 to 29 days before your check-in date, you will get charged 30% of the cancellation penalty and tax from the total amount. 3) If you cancel your reservation less than 13 days before your check-in date, you will get charged 50% of the cancellation penalty and tax from the total amount.
Ideally 1-month ahead of your check-out date. However, if you Ideally 1-month give 1-month notice to your homestay family, you MUST give them at least 2-weeks’ notice.
